1. About these terms
These terms govern use of JLM Collective, including guest accounts, host accounts, listing submissions, enquiries, booking requests, messaging, and related services.
They should be read together with our Privacy Policy and Trust & Safety Policy.
2. Platform role
JLM Collective provides a letting agency service where users can discover stays, submit listings, send enquiries, and manage related communications. Unless clearly stated otherwise, JLM Collective is not the owner, landlord, tenant, or operator of listed properties.
3. User accounts
Users must provide accurate information, keep account access secure, and use the platform honestly and lawfully. We may restrict or suspend access where reasonably necessary to protect users, JLM Collective, or comply with law.
4. Host terms and conditions
Before submitting a stay, a host must agree to the host terms below. These terms are designed to protect guests, hosts, and the quality of the JLM Collective letting agency service.
Agency appointment
By submitting your property and accepting these terms, you appoint JLM Collective as your non-exclusive letting agent to market, advertise, and let your Jerusalem property to guests on your behalf.
JLM Collective may act on your behalf in receiving enquiries, facilitating bookings, and collecting payments as your agent where payment is handled through our service.
Our agency fee is deducted from booking proceeds at the rate confirmed at time of booking. You remain the property owner in any agreement with guests, and JLM Collective is not a party to any letting agreement between you and your guests.
Authority to list
You confirm that you are the property owner, lawful tenant, authorised representative, or otherwise have full permission to offer the stay through JLM Collective.
If you act on behalf of another owner or manager, you are responsible for ensuring that you have their consent and authority to accept enquiries, manage availability, and provide accurate information.
Accuracy of listing information
You are responsible for keeping all listing details accurate, complete, and up to date, including photos, descriptions, location, amenities, sleeping arrangements, accessibility information, availability, house rules, and pricing.
You must not upload misleading photos, exaggerate facilities, omit material limitations, or describe a stay in a way that could reasonably mislead guests.
Availability, pricing, and enquiries
You must make reasonable efforts to keep your availability and pricing current and to respond to guest enquiries promptly and professionally.
If a date, price, or condition changes after an enquiry is made, you should disclose that clearly before any booking is confirmed.
Property standards and guest safety
You are responsible for ensuring that the stay is clean, safe, properly maintained, and suitable for the use described in the listing.
You must disclose any important conditions that may affect a guest's stay, including construction works, access issues, security concerns, building rules, shared spaces, religious-use limitations, or restrictions imposed by a landlord, building, or local authority.
Legal, tax, insurance, and building obligations
You are responsible for understanding and complying with all laws, tax requirements, insurance obligations, lease terms, building rules, planning rules, licensing requirements, and community regulations that apply to your stay.
JLM Collective may request supporting information or documents before publishing or continuing to display a listing.
Content and photo rights
You confirm that you own or have permission to use all photos, text, and other content you provide to JLM Collective.
You grant JLM Collective permission to display, crop, resize, organise, and use that content for the purpose of operating, reviewing, promoting, and improving our service and your listing.
Reviews, moderation, and listing decisions
JLM Collective may review, request changes to, pause, reject, remove, reorder, or edit listing content where reasonably needed to protect guests, hosts, platform quality, legal compliance, or brand standards.
Approval or publication of a listing does not mean JLM Collective guarantees the property, the host, guest behaviour, availability, pricing, or any booking outcome.
Direct payment and guest arrangements
Where guests are permitted to pay you directly, you are responsible for clearly communicating the agreed payment amount, payment method, cancellation position, deposit requirements, and any additional charges before the guest commits.
You remain responsible for managing any direct payment, refund, deposit, damage, or cancellation arrangement unless JLM Collective expressly provides an integrated payment process for that booking.
Professional conduct
You agree to communicate honestly, respectfully, and promptly with guests and with JLM Collective.
You must not discriminate unlawfully, misuse guest information, pressure guests to act outside JLM Collective where our rules apply, or use JLM Collective for fraudulent, unsafe, abusive, or misleading activity.
Changes to these host terms
JLM Collective may update these host terms from time to time. The version shown when you submit or resubmit a stay is the version recorded for that submission.
If material changes are made, we may ask hosts to accept the updated version before submitting further listings or continuing to use host tools.
5. Listings and review
We may review, request changes to, decline, pause, or remove listings where needed. Submission does not guarantee publication. A review does not amount to a guarantee of the property, host, guest, or booking outcome.
6. Enquiries, bookings, and payments
Users must follow the booking and payment process shown on JLM Collective. Where direct payment to a host is permitted, the host remains responsible for clearly stating the agreed terms. Any later integrated payment terms will apply in addition to these terms.
7. Disputes and refunds
Users may raise support cases through JLM Collective where available. We may review information from both sides and record case outcomes. Refund eligibility depends on the applicable booking, payment, cancellation, and host terms in force for that stay.
8. Prohibited use
Users must not submit misleading listings, impersonate others, upload content without rights, misuse personal data, send spam, interfere with security, or use JLM Collective for unlawful, deceptive, abusive, or discriminatory purposes.
9. Changes
We may update these terms from time to time. The current version will be shown on this page with its last-updated date.
